04Resale
Resale and inspections
Buyers' inspectors routinely look for anchor bolts and cripple-wall bracing on older raised-foundation houses, and California sellers of older homes must disclose known earthquake weaknesses. A permitted, finaled retrofit answers that question before it becomes a negotiation item. Keep the permit card, the final inspection and any grant paperwork.
05When it matters less
When a retrofit may not be worth it
- Slab-on-grade houses (no cripple walls to brace)
- Houses built after 1980 with bolts and braced walls already in place
- Houses already retrofitted with a permit (check city or County records)
- Homes with major foundation damage, where the foundation needs repair first
