What a good foundation evaluation covers
- Exterior walk: cracks, grading, gutters and downspouts, retaining walls
- Crawlspace: sill plate, anchor bolts, posts, girders, moisture, wood decay
- Crack measurements and photos with scale
- Floor-level survey across the house
- Doors, windows and interior cracks mapped to the foundation
- Written opinion of the cause and next steps
03Buying or selling
Buying or selling an older house
If the home inspection mentions foundation cracks, settlement, or an unbolted, unbraced crawlspace, an engineer's evaluation during the contingency period lets you price the fix before you commit. Sellers of pre-1980 raised-foundation houses can also check whether a bolt-and-brace retrofit is a reasonable pre-listing item; see earthquake retrofits.
